1. the service

LeaseLine is an apartment discovery service for New York City owned and operated by Berry Street Research Group LLC. we send you rental listings that match your preferences via text message. free and paid users may also ask leaseline to send a user-approved initial inquiry to a landlord or listing contact to ask questions or help schedule a tour. we are not a brokerage, real estate agent, or property manager. we do not guarantee the accuracy, availability, or legality of any listing. ReadyPacket is a voucher document-organization and apparent-completeness tool described below.

2. text messaging program

by opting into the LeaseLine text alert service — either (a) by initiating a text message conversation with LeaseLine at our published number, or (b) by entering your phone number, manually checking the SMS consent box on our website, and submitting the SMS opt-in form — you agree to receive recurring automated text alerts from LeaseLine. messages may include NYC apartment listings, account updates, and related service notifications.

3. LeaseLine ReadyPacket

ReadyPacket helps supported voucher holders organize a rental file, receive reminders, and identify files that appear missing, unreadable, out of date, or inconsistent. “Ready,” “complete,” and similar labels describe apparent file suitability only. they are not government verification, a determination of voucher eligibility, a promise that a landlord or agency will accept a file, or a guarantee of a lease or apartment approval. LeaseLine is not affiliated with or endorsed by NYCHA, NYC DSS, HRA, HPD, or another government agency.

you authorize LeaseLine and its processing providers to securely store, scan, and submit sanitized document views for automated or human review under the consent shown in the portal. automated review is limited and can be wrong. policy-sensitive, ambiguous, conflicting, or failed reviews may be sent to a human reviewer. you remain responsible for checking all information, maintaining valid documents, and making required submissions to the appropriate program, landlord, broker, or agent.

ReadyPacket does not create an exclusive brokerage relationship, submit a rental application, sign or negotiate a lease, share documents with an agent, or authorize anyone to act for you. any later agent relationship requires a separate, clear agreement and consent. do not upload files that are unrelated to your voucher rental preparation.

4. email outreach

email outreach is optional, limited, and may be changed or disabled at any time. it is available on free and paid plans, with a separate tour-request reward for eligible readypacket users whose application details and required documents are marked ready. before an email is sent, leaseline shows you the exact recipient, copied address, subject, body, and LeaseLine disclosure. an email is sent only after you approve that exact revision using its confirmation code in a later message. the copied address must be an email inbox you control and verify.

by approving an outreach email, you instruct and authorize LeaseLine to send that message on your behalf, copy you, and blind-copy LeaseLine's support inbox for delivery support and quality review. the listing contact cannot see that blind copy. you are responsible for the recipient address and the content you approve. do not use outreach for bulk or unsolicited marketing, harassment, impersonation, unlawful discrimination, fraud, threats, sensitive financial or identity information, or any unlawful purpose. the beta does not submit applications, negotiate or accept lease terms, make payments, or send autonomous follow-ups. listing contacts may reply directly to you or through LeaseLine's reply routing service.

ReadyPacket-based outreach is limited to asking for a tour of a specific supported listing. it identifies you as an application-ready voucher applicant, but LeaseLine is not acting as your real estate agent, negotiating for you, or claiming that a landlord, broker, voucher administrator, or government agency has approved you.

5. eligibility

you must be at least 18 years old to use LeaseLine. by using our service, you confirm that you meet this requirement.

6. your account

you're responsible for the information you provide and for keeping your account credentials secure. don't share your account with others or use LeaseLine for anything illegal.

7. subscriptions & payments

LeaseLine offers paid subscription plans. subscriptions are billed through Stripe on a recurring basis. you can cancel anytime; your access will continue until the end of the current billing period. refunds are handled on a case-by-case basis.

8. listing accuracy

listings are sourced from third-party platforms and may contain errors or become outdated. we do our best to keep information current, but we make no warranties about any listing's accuracy, price, or availability. always verify details directly with the landlord or listing agent.

9. limitation of liability

LeaseLine is provided "as is." we are not liable for any damages arising from your use of the service, including but not limited to missed listings, inaccurate information, or issues with any apartment you find through us.

10. changes to these terms

we may update these terms from time to time. if we make significant changes, we'll let you know through the service. continued use after changes means you accept the new terms.
