LeaseLine Shortlist · September 13, 2026 · Version 2026-09-13-workspace-sourced-first-free-v6
Your first qualifying rental is free. Then $200 only when LeaseLine sources the renter.
Landlords and real estate agents can publish and accept applications with no upfront payment. The workspace owner accepts this agreement without saving a payment method. A qualifying rental means LeaseLine sourced the renter, the renter submitted a property application through LeaseLine or LeaseLine Shortlist under the enrollment, and all required parties signed the matching lease. The success fee is $200 per apartment rental, including applicable tax. It is owed by the billing customer, never by an applicant or collaborator.
Everyone gets one qualifying rental free
Both existing and new billing customers receive one 100% introductory discount under this offer. It applies to the first qualifying rental you confirm across all your workspaces, not to each listing or collaborator. Concurrent confirmations share one benefit. Earlier completed rentals do not consume this new introductory benefit; this offer does not refund earlier charges. You do not need a card to publish, receive applications, or complete this free rental. The discount has no cash value and cannot be transferred or multiplied through another workspace. Verified duplicate customer accounts may be linked to one billing identity.
Your own renters are always exempt
Renters you already knew, found yourself, or received from your own contacts, agent, or another website are independently sourced. They never incur this placement fee and never consume the introductory rental, even if you send them a LeaseLine application link or use LeaseLine signing. LeaseLine sourcing means LeaseLine introduced the renter, such as through its renter matching or listing discovery. Merely receiving an application through LeaseLine, or seeing a tracking link, does not establish sourcing. Uncertain sourcing goes to review without automatic collection or discount consumption.
Signed lease, one fee per rental
The fee is earned once all required parties sign after the qualifying application. Internal, external electronic, and paper signatures count. Receipt of rent, deposits, or move-in is not required. An inquiry, tour, draft, or application alone does not earn a fee. A rental without a submitted property application does not qualify. One rental has one fee, regardless of co-applicants, duplicate applications, repeated reports, or pauses. There is no 21-day campaign or 60-day signing limit for this offer. A new vacancy and rental is a new cycle; editing or reopening the same unresolved vacancy does not create another fee.
A cancellation before the lease is fully signed earns no fee and uses no benefit. Cancellation, default, or nonpayment after a qualifying fully signed lease does not automatically reverse the earned fee or restore the introductory rental. Report incorrect evidence or billing to support; corrections use the original invoice and audit record rather than another charge.
Reporting and payment
The workspace owner reports the renter source, selects the matching application, and confirms all signatures with “Mark as rented.” Link a completed Shortlist lease or retain the externally signed lease. LeaseLine does not independently verify external signing or the owner’s source attestation. Late reporting preserves the actual signing date. The first qualifying confirmation receives a $200 discount and leaves $0 due; subsequent qualifying confirmations create a $200 obligation.
For a paid rental, save a payment method through Stripe in Workspace settings and explicitly authorize collection. Nothing is charged merely for saving the method. We deliver a billing notice before one collection attempt and provide a receipt afterwards. Declines and authentication use the same secure invoice; replacing a card authorizes one further attempt per unpaid invoice. The introductory rental never creates a charge, paid-revenue event, or automatic subscription.
A failed payment on an earned-fee invoice blocks new publication. We send payment reminders; after 21 unpaid days, published listings are paused until the original invoice is settled. Existing application and lease records remain available. Missing a card before the first free rental is not an unpaid fee.
Optional services, repeat workspaces, and earlier agreements
Paid advertising and optional screening require separate disclosure and authorization. Publication does not start paid ads. Included photo editing remains subject to pilot availability and usage limits. No volume of inquiries or time to rent is guaranteed. Landlords and agents manage showings, applicant decisions, and leasing; LeaseLine provides self-service software and does not represent either party. Existing brokerage agreements continue to apply. Availability remains Massachusetts and New York, subject to capacity.
The billing customer is stable across their workspaces. Collaborators can publish under the owner’s accepted agreement but cannot accept fee terms or confirm a billable outcome on the owner’s behalf. A workspace move does not reset the free rental. Ending this agreement stops new enrollments while existing ones remain recorded.
Earlier signed agreement records, amounts, completed outcomes, invoices, and prepaid refund obligations are preserved. Accepting this new offer prospectively replaces eligible active, unbilled workspace enrollments with a linked new enrollment; the original record remains in the ledger. Existing recorded or uncertain outcomes and earlier per-listing agreements require review before migration. There are no automatic retroactive refunds. The historical terms below apply only to those earlier records.

Earlier workspace application and lease terms (v5 · $995)
LeaseLine Shortlist · Workspace application and lease terms · September 6, 2026 · Version 2026-09-06-workspace-application-and-lease-v5
Set up billing once. $995 when a renter applies through LeaseLine and signs.
For new agreements, the workspace owner accepts these terms once for a workspace and saves a payment method. Every apartment published in that workspace while the agreement is active is covered. For each apartment, the workspace owner pays a single $995 fee per rental, including applicable tax, when a renter submits an application for that apartment through LeaseLine or LeaseLine Shortlist and that renter and all other required parties sign the lease. Nothing is charged upfront. The fee is owed by the workspace owner who accepts this agreement; it is not a charge to the renter.
Who found the renter does not change the fee
The $995 fee applies regardless of where the renter first found the apartment or who introduced them. This includes renters you find yourself, existing contacts, referrals, renters found by your agent or collaborators, and leads from other websites. LeaseLine does not have to source, introduce, or procure the renter. Using LeaseLine or LeaseLine Shortlist to submit the application, followed by a fully signed lease for the same apartment, is what triggers the fee.
Example: You find a renter yourself and send them your LeaseLine Shortlist application link. They submit the application and then sign the lease with you. You owe the $995 fee, even though you found the renter.
One agreement for the workspace
The agreement belongs to the workspace, not to a listing. When a listing is published, it is enrolled under the agreement automatically; no separate acceptance or payment setup is required for each apartment. Collaborators you invite can publish listings that are covered by your agreement, and you remain responsible for the fee. Only the workspace owner can set up billing, change the payment method, report a rental outcome, or end the agreement. Each apartment can be enrolled under one active agreement at a time. Moving a listing to another workspace requires that workspace’s own agreement.
When the fee becomes due
The fee is earned when all required parties have signed the lease following the renter’s submitted application under this agreement. Signing through LeaseLine, another electronic signing service, or on paper all count. Receipt of rent, a security deposit, or other initial funds is not a condition of the fee. Reporting the outcome later does not change when the fee was earned.
A listing view, inquiry, tour booking, draft application, or submitted application without a fully signed lease does not trigger the fee. A renter who never submits an application for that apartment through LeaseLine or LeaseLine Shortlist does not trigger this fee, even if you use a LeaseLine lease template or signing tool. Preparing a ReadyPacket profile alone is not a property application. A rejected or withdrawn application without a later signed lease does not trigger the fee.
These terms apply to applications submitted after an apartment is published under this agreement and the subsequent lease for that apartment. There is no introduction period or signing deadline. Pausing or closing a listing after an application does not remove the fee if that applicant later signs. Duplicate submissions, co-applicants on the same lease, and repeated billing reports do not create additional fees for the same rental. A later rental of the same apartment is a separate rental with its own fee.
Reporting and payment
When the lease is fully signed, report the rental from the property page with “Mark as rented,” and select the renter’s submitted application. Confirm that the application and lease concern the same renter and apartment and that all required parties signed. Keep the signed lease. You can link a completed Shortlist signing record or confirm that you retain an externally signed lease. Finding the renter yourself is not a reason to report that they applied outside LeaseLine.
If the application record or signatures are uncertain, request review. Automatic collection waits for confirmation of the qualifying outcome; requesting review does not waive a fee that has been earned. Correct a pending report from the property’s Billing page, or contact support if an invoice already exists. LeaseLine does not independently verify externally signed documents.
You authorize LeaseLine to save your payment method with Stripe and collect the single agreed $995 fee for each qualifying rental when the outcome is confirmed. We provide a billing notice before collection and a receipt after payment. A decline, authentication request, repeated report, or retry does not create a second fee. Use the same secure invoice to complete payment, or save a new payment method in Workspace settings, which authorizes one more collection attempt on each unpaid invoice. A later lease cancellation, nonpayment, or default does not automatically reverse an earned fee; contact support about a billing error.
If a fee goes unpaid
While a fee is unpaid, new listings cannot be published in the workspace, and we send reminders by email. If a fee remains unpaid for 21 days, the published listings in the workspace are taken offline: renters can no longer apply or book tours. Applications already submitted remain subject to this agreement. Once the invoice is paid, you can reopen each listing from its property page. Unpaid fees remain due.
Optional services and ending the agreement
The success fee does not include paid advertising or an advertising allowance. Paid advertising requires a separate budget, explicit authorization, and payment before ads run. Optional screening reports are separately priced. Publication does not purchase or start paid ads. No number of inquiries, applications, tours, or days to rent is guaranteed.
You can end the agreement from Workspace settings at any time. Ending it stops new listings from being published under it; listings already published stay covered until their rental outcome is recorded, and previously submitted applications remain subject to the agreement if they result in a signed lease. Deleting a listing that never received an application closes its enrollment without a fee. Contact support to resolve a billing review before deleting or moving a listing that received applications.
Your responsibilities and earlier agreements
Shortlist provides self-service listing, application, tour-scheduling, and lease-preparation software. You approve accurate details and authorized photos, handle inquiries and showings, select renters using lawful and consistent criteria, negotiate, and sign the lease. LeaseLine does not represent either party. Existing brokerage agreements still apply.
The initial launch supports Massachusetts and New York, subject to capacity. Image generation remains subject to pilot availability and usage limits. Previously accepted agreements retain their accepted terms below; these new terms do not retroactively change their fee conditions or included services.

Earlier per-listing application and lease agreements (v4)
Only agreements accepted as 2026-09-06-application-and-lease-v4 use the following terms. They were accepted for one apartment at a time, with a payment method saved per listing.
The billing owner pays a single $995 fee per apartment rental, including applicable tax, when a renter submits an application for that apartment through LeaseLine or LeaseLine Shortlist and that renter and all other required parties sign the lease. Nothing was charged upfront. The fee applies regardless of who found the renter. Signing through LeaseLine, another electronic signing service, or on paper all count; receipt of initial funds is not a condition of the fee. There is no introduction period or signing deadline. Duplicate submissions, co-applicants, and repeated reports do not create additional fees for the same rental. A later rental cycle requires a separate agreement.
Report the rental with “Mark as rented,” selecting the renter’s submitted application and the signed lease record or your confirmation that you retain the externally signed lease. Uncertain reports go to review without automatic collection. You authorized LeaseLine to save your payment method with Stripe and collect the single agreed fee when the qualifying outcome is confirmed, with a billing notice before collection and a receipt afterwards. A decline or authentication request does not create a second fee; the same secure invoice is used to complete payment. An unpublished setup expired without a charge after seven days. The success fee did not include paid advertising. Each agreement is tied to its apartment and billing owner.
Earlier introduction-based success agreements without advertising (v3)
Only agreements accepted as 2026-09-06-pay-on-success-v3 use the following terms.
LeaseLine Shortlist · Pay-on-success terms · September 6, 2026 · Updated offer
List now. Pay for a successful rental.
For new agreements, the fee is $995 once per apartment, including applicable tax, only for a qualifying completed rental. Nothing is charged upfront. Save a payment method through Stripe and authorize the future fee before publication. Optional screening reports are priced separately.
When the fee is due
A qualifying rental requires all of the following: the renter was first introduced through Shortlist during the 21-day introduction period; the required parties signed the lease; and you received the initial funds required by that lease within 60 days of that first introduction. The fee becomes due when both signature and receipt conditions have been met. A signature, application, booking, or inquiry alone does not trigger a charge.
Existing prospects and renters first sourced independently of Shortlist are excluded, even if you later send them a Shortlist application or tour link. Using an external lease or signing outside Shortlist does not remove the fee for a qualifying renter introduced through Shortlist. Duplicate inquiries, bookings, and applications do not restart the attribution window. There is no fee for a rental completed outside that window.
Introduction period and optional advertising
The introduction period lasts 21 calendar days from first publication. Pausing, editing, or reopening does not restart or extend it. The success fee does not include paid advertising or an advertising allowance. Paid advertising is optional and requires a separately selected budget, explicit authorization, and payment under the advertising terms before ads run. Publishing does not purchase or start paid ads. No specific number of leads, applications, tours, or days to rent is guaranteed.
The 60-day attribution period runs separately for each renter first introduced during those 21 days. Ending the introduction period does not erase an existing qualifying introduction. If no qualifying rental results, there is no listing fee. These new agreements have no 21-day money-back guarantee.
Reporting the rental and collecting payment
Report the renter source, signed lease, and receipt of initial funds accurately when marking the apartment rented. Keep the signed lease and proof of receipt. A lease signed in Shortlist can be linked to the report; an externally signed lease requires your confirmation that you retain those records. If attribution is uncertain, request review: no fee is automatically charged until you resolve and confirm a qualifying outcome. You can correct a pending outcome from Billing; contact support to correct an invoice that already exists.
You authorize LeaseLine to save your payment method with Stripe and charge the single agreed $995 fee when the qualifying rental is confirmed. We provide a billing notice and a receipt. A declined payment or a request for authentication does not create a second fee. Use the same secure invoice to complete payment or update the payment method. A completed rental reported late remains payable if it occurred within its attribution window. Lease cancellation or default after a qualifying completed rental does not automatically cancel an earned fee; contact support about a billing error.
Cancellation and new campaigns
You can cancel an unpublished setup without a fee. If you do not publish within seven days of verified setup, it expires with nothing charged. After publication, pause or close the listing to stop new intake and advertising. Existing introductions retain only their original attribution windows. Each agreement is tied to its apartment and billing owner. Reopening does not create another charge or campaign automatically. A new campaign requires a new agreement and is subject to availability and abuse review.
Your responsibilities and availability
Shortlist provides self-service listing, application, tour-scheduling, and lease-preparation software to landlords and real estate agents, with optional separately purchased advertising. You approve accurate listing details and authorized photos, handle inquiries and showings, choose renters using lawful and consistent criteria, negotiate, and sign the lease. LeaseLine does not represent either party. Existing brokerage agreements still apply.
The initial launch supports Massachusetts and New York, subject to capacity, with one active agreement per billing owner. Declined or unresolved billing, repeat campaigns for the same unit, and unverifiable information can require review before another campaign. Image generation remains subject to pilot availability and usage limits.

Existing success-fee agreements with included advertising
These earlier terms apply only to agreements accepted as 2026-09-06-pay-on-success-v2 under the original success-fee offer. They remain in effect for those agreements.
For new agreements, the fee is $995 once per apartment, including applicable tax, only for a qualifying completed rental. Nothing is charged upfront. Save a payment method through Stripe and authorize the future fee before publication. Optional screening reports are priced separately.
When the fee is due
A qualifying rental requires all of the following: the renter was first introduced through Shortlist during the included advertising period; the required parties signed the lease; and you received the initial funds required by that lease within 60 days of that first introduction.
Advertising and publication
One advertising campaign lasting up to 21 calendar days is included. The period starts at first publication and includes setup and platform review time. Pausing, editing, or reopening does not restart or extend it. Advertising can stop earlier when the listing closes, you pause it, or its included budget is exhausted. Advertising is company-funded; there is no separate customer ad wallet or refund. Additional advertising requires a separate, explicit agreement. Delivery depends on platform approval and availability. No specific number of leads, applications, tours, or days to rent is guaranteed.
The 60-day attribution period runs separately for each renter first introduced during those 21 days. Ending advertising does not erase an existing qualifying introduction. If no qualifying rental results, there is no listing fee. These new agreements have no 21-day money-back guarantee.

Existing prepaid customers
If you accepted the earlier prepaid agreement, your original price, payment, and refund rights remain unchanged. The original terms are preserved below.
Original prepaid listing terms
The package costs $995, including applicable tax, paid before publication for one apartment. LeaseLine provides self-service software to create and publish your own listing, manage applicants, schedule tours, and run included advertising. You handle inquiries, arrange and conduct tours, choose tenants, negotiate terms, and sign the lease. LeaseLine does not represent you or renters in a rental transaction. Optional screening reports are separately disclosed and priced.
Your 21-day guarantee
The clock starts at the first publication after verified payment and ends exactly 21 days later. Your payment dashboard shows the deadline in your local time. Edits, pauses, advertising interruptions, and reopening the same placement do not restart or extend it.
A completed outcome means a signed lease and receipt of the initial funds required by that lease. The workspace owner confirms both using “Mark as rented” before the deadline. If that confirmation is absent at the deadline, we automatically initiate a full $995 refund. We do not deduct advertising or payment processing costs. This promises a full fee refund, not compensation for vacancy, lost rent, or other losses.
Before publication
Draft preparation is free. Only the workspace owner can purchase a package. Review and approve the property facts, rights to photos, and any virtual staging before publishing. Generated images must accurately represent the apartment and retain their staging disclosures. Publish within seven days of verified payment, or we automatically refund the full payment. You can cancel before publication for the same full refund.
Advertising and your responsibilities
Advertising is included; it is not a separate customer advertising wallet. We choose channels, creative, timing, and spend through the included advertising tools. Delivery remains subject to platform approval and availability. No particular number of impressions, inquiries, applications, or tours is promised. Advertising interruptions do not remove the full-refund guarantee.
Provide accurate, lawful listing information, offer tour availability, respond to inquiries, and apply lawful, consistent screening criteria. You retain control of the asking rent and the decision to enter a lease. Pausing intake also stops the current advertising campaign; it does not extend the guarantee. Existing agency agreements must permit this service. Purchasing does not cancel or override any agreement with another broker.
Payment and refunds
Payments and refunds are processed by Stripe. Delayed payments must clear before publication. Refunds go to the original payment method, and banks may take additional time to post them. Pending or failed refunds remain visible for follow-up. Payment disputes are reconciled with the provider to avoid duplicate reimbursement. A refund does not erase applicant records or delete the listing; existing access and retention policies still apply.
Availability
The initial launch supports apartments in Massachusetts and New York, subject to capacity. Each owner can have one active paid listing during the pilot. No payment is accepted where service is unavailable. A refunded apartment may require review before another guaranteed campaign; each payment is tied to its specific unit.
